Living in North Vancouver.
Living in North Vancouver means mountains at the end of the street, forest trails behind the house and a short SeaBus ride to downtown.
Why people choose North Vancouver.
It is where a lot of my clients end up when they want the outdoors close by without giving up an easy commute. Lonsdale has the towers, the shops and the Quay. Further up the hill and out to the east, the streets get quieter, the lots get bigger and there is a trailhead around every corner.
- The SeaBus gets you downtown in about 12 minutes
- Two local ski hills: Grouse Mountain and Mount Seymour
- Lynn Canyon, Deep Cove and trailheads minutes from home
- Two municipalities, the City and the District, each with its own taxes and rules
Six North Vancouver neighbourhoods, six different feels.
From the waterfront to the end of Deep Cove Road, here is a quick feel for each neighbourhood.
-
Lower Lonsdale
The waterfront: condos, the Shipyards, Lonsdale Quay and the SeaBus to downtown.
-
Central Lonsdale
Shops, restaurants and Lions Gate Hospital along Lonsdale Avenue, with towers and low-rise buildings.
-
Upper Lonsdale
Quieter streets, family homes and quick access to Grouse Mountain and the Mosquito Creek trails.
-
Lynn Valley
A family favourite with Lynn Canyon, a busy village centre and plenty of houses and townhomes.
-
Edgemont Village
A walkable village of local shops, close to the Capilano River trails and the Upper Levels Highway.
-
Deep Cove
A small seaside village with kayaking, Quarry Rock and a slower pace at the end of the road.

01
Is the City of North Vancouver the same as the District?
No. They are separate municipalities with their own councils, property taxes and zoning. The City covers Lonsdale and the waterfront, and the District wraps around it from Edgemont to Deep Cove. I always check which one a home is in.
02
How long is the commute to downtown Vancouver?
From Lonsdale Quay the SeaBus reaches Waterfront Station in about 12 minutes. By car it depends on the Lions Gate or Ironworkers Memorial bridge and the time of day, so we can test your route before you buy.
03
What kinds of homes are there?
A real mix. About a third of homes are detached houses and roughly four in ten are apartments, with townhouses, duplexes and suites in between. The Census figures above show the full breakdown.
04
Is North Vancouver good for people who love the outdoors?
It is hard to beat. Grouse Mountain, Mount Seymour, Lynn Canyon and Deep Cove are minutes from most homes, and many streets back onto trails.
