Whether you are moving to Vancouver from another country, another province or just across town, I will help you choose the right neighbourhood and make the move feel easy.

Your move, made simple

Moving to Vancouver? Pick the neighbourhood first. Then the home.

Where you live shapes your commute, your kids' school and your weekends. Before we look at a single listing, I help you understand how each part of the region really feels, so you choose the right area with confidence.

  • Neighbourhood tours, in person or over video
  • School catchments and commute times, checked for each home
  • Honest video viewings when you cannot be here
  • Sale and purchase dates lined up so the move is smooth

How I help

Everything you need after moving to Vancouver.

Moving is more than buying a home, so I help with the rest too. Here is how I help newcomers and families from the first question to the first week in the new place.

  • Buying from a distance

Video tours with my honest opinion, documents signed online and regular updates, so you can buy before you arrive.

  • Timing that works

We plan the dates around your job start, school year, lease and the sale of your current home.

  • People you can trust

Introductions to mortgage brokers, lawyers, inspectors, movers and trades I know well.

  • Renting first?

If you want to rent before you buy, I can point you to the right areas and help you buy when you are ready.

Can I buy a home before moving to Vancouver?

Yes. Many of my clients buy from a distance, so you would not be the first. I do video tours, send my honest notes on each home, and documents can be signed online. Then your lawyer or notary handles the closing.

Which area is best for families?

It depends on your budget, commute and the type of home you want. Families often look at the North Shore, the Tri-Cities, South Surrey, Langley and parts of Richmond. We will then compare them for your situation.

Can people who are not Canadian buy a home in BC?

There are limits. A federal ban on most non-Canadians buying residential property is in place until January 1, 2027, with some exceptions such as for many work permit holders. Some foreign buyers also pay an extra property transfer tax. Talk to me and a lawyer about your situation.

Should I rent first or buy right away?

Renting first lets you get to know the region before you commit. Buying right away can make sense when you already know the area and your budget. I will help you weigh both.

How do I check school catchments?

Each school district publishes its catchment maps, but they can change. I check the catchment for every home we consider, and flag schools that are often full.

Can you help me sell my current home too?

If it is in Metro Vancouver, yes. If it is somewhere else, I can work with a trusted agent there so both dates line up.
