Living in Delta.
Living in Delta means three communities in one: North Delta, the village of Ladner and seaside Tsawwassen.
Why people choose Delta.
Delta is really three places. North Delta is a well-established suburb close to Surrey and the bridges. Ladner is a small-town village with a weekend market and farmland all around. Tsawwassen has beaches, sunny weather and the ferries to Vancouver Island.
- Three very different communities to choose from
- Boundary Bay, Centennial Beach and miles of dyke trails
- Ladner village with its summer market
- Quick access to the ferries, the border and the bridges

01
Which part of Delta is right for me?
It depends on your commute and lifestyle. North Delta is closest to Surrey and the bridges, Ladner has a village feel, and Tsawwassen is quieter and close to the beaches and ferries.
02
What types of homes are in Delta?
Mostly detached houses, with townhomes and some condos in each town centre. The Census figures above show the full mix of homes.
03
How long is the commute to Vancouver?
From Ladner or Tsawwassen, most people drive through the Massey Tunnel, so timing matters. From North Delta, the Alex Fraser Bridge and SkyTrain in Surrey are close by.
04
What should I know about farmland nearby?
Much of the land around Ladner and Tsawwassen is in the Agricultural Land Reserve. That protects the views and open space, but it also limits what can be built.
