Know the neighbourhood before you move.
From the North Shore to the Fraser Valley, Metro Vancouver neighbourhoods each have their own feel, prices and things to watch for. Here is where I work.
The right home starts with the right street.
Two homes at the same price can feel completely different to live in. I help you compare commutes, schools, parks and prices, so you choose an area you will still love years from now.

Metro Vancouver neighbourhoods, region by region.
The North Shore. North and West Vancouver sit between the mountains and the ocean. Expect trails, ski hills and quiet streets, with a SeaBus or bridge ride into downtown. Homes here hold their value well and family neighbourhoods are in high demand.
Vancouver, Burnaby and New Westminster. The most choice in one place, from downtown and Brentwood towers to character homes in Kitsilano and heritage houses in Queens Park. SkyTrain makes car-light living easy.
The Tri-Cities. Coquitlam, Port Moody and Port Coquitlam offer newer family homes, great parks and the Evergreen Line, often for less than similar homes closer to Vancouver.
Richmond and Delta. Richmond has the Canada Line, Steveston and a huge choice of condos and townhomes. Delta brings together North Delta, the village of Ladner and seaside Tsawwassen, with beaches and the ferries close by.
The Fraser Valley. Surrey, White Rock, Langley, Maple Ridge and Pitt Meadows give you more space for your budget, from the White Rock pier to townhomes in Willoughby and acreages near Golden Ears.

01
Which Metro Vancouver neighbourhoods are best for families?
It depends on your budget and commute. Families often like Lynn Valley and Edgemont in North Vancouver, Burke Mountain in Coquitlam and Willoughby in Langley for parks, schools and newer homes. We'll compare a few based on what matters to you.
02
Which Metro Vancouver neighbourhoods give you more space for your budget?
Prices generally ease as you move east into the Tri-Cities, Maple Ridge, Surrey and Langley. You can often get a bigger home or a yard for what a condo costs closer to downtown.
03
How do I check school catchments?
Each school district publishes catchment maps, and they can change. I'll help you check the schools for any home we look at, and you can confirm with the district before you buy.
04
Can you help if I'm moving from another city or country?
Yes. I can tour neighbourhoods and homes with you by video, share honest notes on each area and help you line up timing, financing and local services before you arrive.
05
How do I know what homes sell for in an area?
Ask me for recent sales. I'll pull the latest numbers for the neighbourhood and type of home you're interested in, and explain what's behind them. BC Assessment also shows some recent sales near any address.
06
Do you work outside these areas?
Often, yes. If you're looking somewhere that isn't listed here, ask me and I'll tell you honestly whether I'm the right person to help.
Not sure which Metro Vancouver neighbourhoods fit? Let's talk.
No obligation and no sales pitch. Just a clear picture of your options, so you can decide what is next.
