What is your home really worth?
Online estimates cannot see your new kitchen, your view or your street. I can. Get a free, no-pressure home valuation in Vancouver based on real local sales.
A home valuation that is more than an online estimate.
Automated estimates use averages. Your home is not average. Here is what I look at that a website cannot.
-
What makes your home different
Renovations, layout, light, views and condition. The things buyers pay for, and algorithms miss.
-
Your street, not just your area
Values can change from one block to the next. I compare your home with the homes buyers will actually compare it to.
-
Today's market
Recent sales, homes for sale right now and how quickly similar homes are selling this month.
-
Not your BC Assessment
Assessments are set for property tax, based on value from July of the year before. The market can move a lot since then.
-
A real person to talk to
You get my honest opinion and can ask questions, instead of a number with no explanation.
-
No pressure
A valuation does not commit you to anything. Many people just want to know where they stand.
Find out what your home is really worth.
I put the evaluation together myself, using recent sales on your street and what buyers are paying right now. So it's not an automated guess.

The right price from day one starts with an honest home valuation.
Homes priced well from the start get the most attention in the first weeks. Homes priced too high often sit, and end up selling for less. A good valuation is the first step to a good sale.

01
Is the home valuation really free?
Yes. There is no cost, and no obligation to list your home with me.
02
How is this different from my BC Assessment?
BC Assessment values homes for property tax, based on the market in July of the year before. It does not look closely at your updates or condition, and the market can change a lot since then.
03
How accurate are online home value estimates?
They are a starting point. They use public data and averages, so they often miss renovations, views, layout and condition, and can be well off in Metro Vancouver.
04
Do you need to see my home?
Not always. I can give you a range from the details you send. For a precise price before you sell, a short visit helps me see what makes your home different.
05
Do I have to be ready to sell?
No. Many people ask for a valuation to plan ahead, refinance, or decide whether to renovate or move.
06
What information goes into a home valuation?
Recent comparable sales, homes for sale now, how quickly similar homes are selling, and the details of your home, such as size, age, updates and location.
